Positioned within one of Grey Lynn’s tightly held streets, this reimagined villa by Jose Gutierrez Architects presents a compelling opportunity to acquire an award-winning piece of contemporary New Zealand architecture. From the street, this home maintains the gracious presence of its original villa form — a respectful nod to the suburb’s historic streetscape. But step through the familiar threshold and Light Catcher immediately reveals something wholly unexpected: a meticulously considered addition where light, water and material elevate everyday living.

The transformation was driven by a singular ambition: to craft a home that responds to both the practical demands of contemporary life and the play of shifting daylight. The villa’s original hallway gives way to long axial views that draw the eye out to a pavilion-like extension and a tranquil reflection pool.

The addition breaks into two distinct volumes, linked across water and courtyard. This articulation generates moments of lightness and enclosure, producing internal views that are both intimate and expansive. Living areas step down toward the pool at the rear boundary, while a west-facing lounge, wrapped in vertical timber, captures the late afternoon sun.

Above, finely tuned timber screens filter daylight, animating interiors with shifting patterns as the sun moves. “It’s a house where the architecture is experienced through light,” as the architect describes. 

The material palette is deliberately restrained. PeterFell coloured concrete anchors the new volumes, balanced by the warmth of timber battens. Inside, oversized floorboards unify old and new, guiding circulation through spaces that feel grounded yet graceful.

At the heart of the home, the kitchen emerges as a sculptural focal point, defined by a marble island, integrated appliances, and clerestory-framed views of greenery beyond. Bathrooms continue this principle of refined simplicity, where stone and light elevate everyday rituals.

Despite its inner-city location and close neighbours, Light Catcher offers a sense of retreat rarely found in urban living.
